The 3 Phases of the Homebuying Process
1. Strategizing, Planning & Preparing
The first step is the bulk of the homebuying process. We frontload the work so that when a promising opportunity comes up, you can make decisions with clarity and confidence.
We start the process with a 30 minute discovery call. Then if we schedule a second meeting, we’ll work through the details in a 60-90 minute consultation (in person or virtual).
Through these calls we:
- Educate you on the buying process and the state of Austin’s real estate market.
- Dig deep into what you want from your future home, thinking beyond a checklist so we can see where your true needs and the existing market meet.
- Discuss where this purchase fits into your finances, and if needed, point you to additional legal, wealth management, and tax vendors.
We then begin a deliberate, surgical process of identifying property for you. We do this by organizing tours to identify your ideal neighborhood, and by emailing you recaps on showings to keep track of your narrowing search. All the while, we’ll be sending you educational resources, from recommended contractors to how to make an offer, preparing you for the steps ahead.
2. Contract to Close
When you find a home you’re excited about, we step in to help you make an offer, negotiate the contract and see it through to closing. We also hold your hand through the long checklist that comes just before the finish line.
We manage details like:
- Ensuring your financing is in line so the seller considers you a strong buyer.
- Discussing and tracking the title policy, option period, escrow money, HOA documents, and the seller’s contribution to closing costs.
- Reviewing other special provisions that may apply to your unique situation.
Repair Negotiation Process
If your contract is accepted, you’ll have an option period during which we’ll help you schedule an inspection and negotiate repairs as needed (typically 7 days). Through this process, you’ll hire a licensed inspector to conduct an inspection of the home. You’ll have specialists such as a roofer, an electrician or plumber to call if necessary for a second pass.
Together, we’ll review the findings and you’ll decide if you want to move forward with the contract, or negotiate repairs with the seller. Repairs that are typically negotiable include items related to health, safety and major systems.
Once the sale is underway, we guide you through the final walk-through, as well as lending and title paperwork. We’ll also inform you of the appraisal process and its implications.
3. Setting up Your New Home
Congratulations! You are the proud owner of a new home. Though the hard work is behind us, we use this time to guide you through your remaining to-dos, like filing for a homestead exemption on your property taxes and hiring vendors for updates or repairs.
We also celebrate your success with our shared community of homeowners, and check in with you throughout the year to see how you’re loving your new home. And just to keep you informed about your purchase, we’ll send you neighborhood activity reports to keep you up-to-date on market conditions – like checking the pulse on your home equity.
